2/ Price it Right

Pricing your home correctly from the start is one of the most critical decisions you’ll make in the selling process. A well-positioned price attracts strong interest and creates momentum with buyers. Price too high, and you risk fewer showings and longer days on market; price too low, and you may leave money on the table.

Using in-depth research on comparable homes and current market conditions, we’ll work together to determine a strategic price that reflects your home’s true value and supports your overall goals in selling.

3/ Prepare to Make a Great First Impression

Once you price your home, it’s time to start getting it ready to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves living there, making any necessary repairs, and doing a deep clean to make sure your home is in pristine condition and shows in its very best light.

The goal is simple: present your home in its very best possible light, creating a polished, inviting first impression that helps it stand out in the market.

4/ Develop a Strategic Marketing Plan

We’ll design a tailored plan to showcase your property at its best and reach the right buyers. This involves a staging consultation, professional photography, listing the home in MLS and syndicated sites, and robust social media campaigns.

Our goal is to develop a marketing campaign that garners the most interest and generates the most possible traffic to your listing, ensuring you sell quickly for the highest price possible.

5/ Evaluate and Negotiate Offers

Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. Together we’ll carefully evaluate each offer to ensure the buyer is financially qualified, including confirmation of pre-approval or pre-qualification from a trusted lender, and that the terms align with your goals.

The focus is always on securing the strongest overall outcome and best terms, not just the highest number.

6/ Accept an Offer

Once we've confirmed all the terms, pricing, dates and deadlines meet your needs you will formally accept the offer and you're officially under contract to sell your home.

7/ Buyer’s Due Diligence

Once under contract, the buyer completes due diligence to confirm the home’s condition, value, and clear ownership. This typically includes a home inspection, appraisal, and title search.

The inspection allows the buyer to assess the property and may lead to repair requests, which I will negotiate on your behalf. The appraisal, ordered by the lender, verifies the home’s value to support the purchase price. The title search ensures there are no liens or legal issues that could delay closing.

8/ Close

This is the final step in the selling process. At closing, ownership of your home is legally transferred to the buyer. Together we’ll meet with the closing company to review and sign the final paperwork and confirm that all outstanding details have been addressed.

At the same time, you’ll wrap up final logistics—such as canceling or transferring utilities, cable, lawn care, updating any accounts the buyer will retain, and ensuring the new owner has instructions for appliances that remain with the home. Once documents are signed and funds are disbursed, your sale is complete.
